There are two potential outcomes to this scenario:

The property\’s market price rises to $160,000 before the contract\’s expiration date. By exercising your contract rights and buying the property at the agreed price of $145,000, you secure an immediate gain of $15,000, reduced by the $6,000 premium – resulting in a net gain of $9,000.

If you had rights to enhance the property during the contract term, increasing its value to $175,000 with a $5,000 investment, your net gain would then be $14,000.

The property\’s price falls or remains stagnant by the time the option to buy expires. If you choose not to exercise the option, you lose the $6,000 premium. Alternatively, you might still decide to pay slightly above, or equal to the agreed $145,000, plus the $6,000 premium – for a total of $151,000.
